Beach sand like Okaloosa Island.
A loch like Loch Maree, set between the mountain and river that flows out to the sea.
Large Alpine meadow, big skies to the East, perfect soil, fertile and easy to work.

Precipitation, 2am - 4am light gentle, never floods, mountain gets enough snow for skiing, tubing, iceskating (on the corrie lake half way up) Nov to Feb
Wind is predominantly Southerly but the trees give protection. On the river and loch, it makes for great sailing. Nice big dock on the bank of the loch, that has a lovely 4* restaurant and plush outside deck overlooking the loch.
We'll put our house, workshop, barn on the meadow, with the silver birch and miles and miles of horse trail riding just beyond the coral and sand arena.

A road leads to a town to the North, past the pines, that has many different shops, selling locally produced goods.
